Terms of Service

Silo verifies seller requests and introduces each one to a single, exclusive local provider. We are an introduction and verification service. We are not a real estate broker, and we are not a party to any agreement you reach with a provider. Sellers are never charged to use Silo.

Providers are billed on a pay-per-verified-lead basis: a flat fee per delivered, verified lead. Every delivery carries a proof record documenting consent, the quality score, and the routing reason. Fees are for the introduction itself and are never contingent on a sale, closing, or commission.

• Make first contact within the SLA window shown on each lead.
• Contact sellers only through the methods the seller consented to.
• Report outcomes accurately and promptly.
• Maintain any licensing required to provide real estate services in the seller's market.

If a delivered lead is materially defective, for example, a bad phone number or a request that fails verification, a provider may report an issue from the billing screen. An administrator reviews each report, and credits are issued for verified bad leads. Reporting an issue does not pause the SLA on other leads.

All outreach on Silo is consent-authorized. Sellers choose how they may be contacted, and that choice is recorded. Cold outreach is prohibited. Sellers may withdraw consent at any time, and providers must honor opt-out requests immediately.

Silo verifies and delivers leads. We do not guarantee any sale, listing, appointment, or closing, and we make no representation about the volume or conversion of leads. Provider results depend on factors outside our control.

To the maximum extent permitted by law, Silo is provided “as is,” and Silo and its affiliates are not liable for any indirect, incidental, special, or consequential damages arising from your use of the service. Our total liability for any claim is limited to the fees you paid to Silo in the three months before the claim. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.
